2. Smell Coming From Vents When AC Runs

A musty smell that starts when the AC kicks on and dissipates when it stops is a classic sign of HVAC or duct mold. The evaporator coil, drain pan, or ductwork is contaminated.

3. Visible Spots on Walls or Ceilings

Black, green, white, brown, or fuzzy patches on walls, ceilings, tile, or wooden surfaces. Not all mold looks black. Some appears as pink, orange, or white slimy deposits. Any unfamiliar surface growth deserves attention.

4. Water Stains or Discoloration

Yellow, brown, or gray staining on ceilings, walls, or under sinks. Even old water stains often mean mold is growing where you can’t see it.

5. Peeling Paint, Bubbling Wallpaper, or Warped Drywall

Moisture is trapped behind the surface. When paint peels or drywall warps, mold is almost always growing in the wall cavity.

6. Dark Grout Lines That Won’t Clean

In bathrooms and kitchens, grout lines that stay dark even after scrubbing with bleach mean mold has grown into the grout and often the substrate.

The Health Signs

7. Allergy Symptoms That Worsen Indoors

Coughing, sneezing, congestion, itchy eyes, and skin rashes that get worse when you’re home and improve when you leave. Classic mold exposure pattern.

8. Chronic Sinus Infections or Asthma Flare-ups

Repeated sinus infections, worsening asthma control, or new-onset asthma-like symptoms with no other explanation.

9. Headaches, Brain Fog, or Fatigue at Home

Mycotoxin exposure can cause neurological symptoms that many people don’t initially connect to their home environment.

The Environmental Signs

10. Recent Water Event Without Fast Cleanup

Any water damage that wasn’t dried within 24-48 hours in Florida’s humidity is a mold candidate. Burst pipes, appliance leaks, storm intrusion, roof leaks. If the drying was casual (fans, open windows), assume mold is starting.

1. Don’t start scrubbing. Especially if you suspect black mold. Disturbing it releases spores.
2. Take photos. Document what you see, from multiple angles, with good lighting.
3. Note the pattern. When did symptoms or smells start? What recent water events happened? Where else in the house do you notice it?
